Application Processing Policies Procedures

PLEASE READ THIS ENTIRE NOTICE BEFORE STARTING YOUR APPLICATION
RentWise Property Management requires that all applications be fully completed and the application fee be paid before your application will be considered. If any section of the application does not apply to you, please write "N/A" in that field. If you submit an incomplete application, provide conflicting information, or fail to provide any requested documents, your application will be considered incomplete and will not be reviewed.
A Complete Application Packet Includes:
Application: Each adult (18 years and older, regardless of income) who will live in the home must submit their application at www.rentwisepm.com. Applications submitted through third-party sites like Zillow will not be accepted. If you need assistance with the application, please contact RentWise Property Management.
Application Fee: Your application will not be processed without payment of the application fee. Each applicant and co-signer must pay this fee. Once processing begins, the application fee cannot be refunded.
Photo Identification: A copy of a current, valid photo ID for each applicant (such as a driver’s license, military ID, state ID, or passport) is required.
Pet/Animal Screening: If you have a pet, companion, or service animal, you must complete the additional animal screening section within the rental application. A third-party service will be used for this. If the property allows pets, a non-refundable pet fee and monthly pet rent will apply and must be paid at lease signing. (No fees apply for emotional support or service animals.)
Required Documentation:
Employment & Income: Upload PDF copies of your four (4) most recent pay stubs. Only original PDFs are accepted; please note that screenshots or image files (.jpg, .png, etc.) will delay your application.
Self-Employed Applicants: Please provide two (2) months of bank statements and your most recent full-year tax return, both as PDFs.
Group Applications: If applying with others, invite all co-applicants to join your group before submitting your application for the fastest processing.
Email: You may attach your documents to the online application or email them to admin@rentwisepm.com.
Application Review Process:
- Your application will be reviewed for credit history, background check, employment/income verification, rental history, and identity verification.
- Applications are processed on a first-come, first-served basis once all required materials are received.
- Please allow up to 48 hours for application processing.

More About Our Policies and Procedures
Credit Requirements:
Minimum Score: All applicants must have a credit score of 650 or higher to qualify. Applicants with scores between 550 and 649 may be approved with conditions. In these cases, the following are required:
- Each applicant must have fewer than 3 unpaid collections on average.
- An increased security deposit is required.
- Applicants must have excellent income and rental history.
No Credit History: Applicants with no credit score may be denied or may be required to have a co-signer.
Verification: All information shown in the credit report, including previous addresses and employment, is subject to verification.
Automatic Denial: Applications will be denied if:
- Negative or past due debt, collections, judgments, and/or liens total more than $10,000
- There are any collection actions from a previous landlord or property management company
- The applicant has an open bankruptcy
Bankruptcy Discharge: Applicants with a bankruptcy discharge within the last 12 months may be required to pay an additional deposit or several months of prepaid rent.
Credit Reports: We do not accept credit reports provided by applicants; we will obtain our own report.
RENTAL HISTORY REQUIREMENTS:
You must have at least one year of good, verifiable rental history or homeownership from a non-family source immediately before the date of your application.
If you do not have rental history or homeownership, you may be considered with an increased security deposit.
Applications will be denied for any of the following:
- Evictions
- Small claims lawsuits or collections filed by a previous or current landlord
- Damages to a rental property beyond normal wear and tear
- Illegal activity occurring on the premises
- Non-compliance with lease terms or rules
- A previous landlord refuses to rent to you again
Any landlord reference showing two or more late payments or returned checks may result in denial or require a higher security deposit, at Management’s discretion.
Applications may also be denied for:
- Security deposit not returned due to damages (excluding standard cleaning)
- Failure to provide a proper notice to vacate
- Breaking a lease
CRIMINAL HISTORY:
Any felony convictions within the last 3 years will be considered at the discretion of management, except the following offenses, which are causes for automatic denial:
- Felony drug distribution and/or manufacturing
- Any felony that was a violent act against another person or property
- Sex offender felony
INCOME:
The minimum gross income requirement for all rental applications is 3 times the monthly rent. However, if you are applying with roommates, each roommate must individually show a gross income of at least 1.5 times the monthly rent. RentWise Property Management may waive the income requirement if the full term’s rent is paid in advance.
If you are relocating from outside the area, you must provide documentation verifying that you will have income once you move.
CO-SIGNERS:
If an applicant does not meet our standard income or credit requirements, a qualified co-signer may be considered.
Co-signers are subject to the following requirements:
- Co-signer must have a minimum credit score of 680.
- Co-signer must provide proof of gross income of at least five (5) times the monthly rent.
- Co-signer must have no criminal history.
- Co-signer must provide valid identification.
- Co-signer must reside and work in Idaho.*
*This requirement may be waived for applicants who are verified full-time students. Student applicants must provide documentation verifying their current full-time student status, such as a class schedule, enrollment verification letter, or valid student ID.
Co-Signer Liability: All co-signers are jointly and severally liable for the entire lease. This means each co-signer is financially responsible for all amounts due under the lease, including rent, fees, and damages, not just a portion attributable to a specific tenant or roommate.
APPLICATION PROCESSING TIME:
Applications are typically processed within 2 business days, but the timeline depends on how quickly your references respond to our requests. If we do not receive responses after multiple attempts, RentWise Property Management will decline your application 24 hours after the final request for information.
ACCEPTANCE:
Once your application is approved, you must sign the lease and pay the security deposit (or alternative fees), administrative fee, and any applicable pet fees within 24 hours to secure the property. If you do not sign the lease or submit payment within this 24-hour period, RentWise Property Management reserves the right to rescind the lease and begin accepting new applications for the property.
The security deposit must be paid by cashier’s check, money order, or online through the Resident Portal.
After the lease is signed, you must begin paying rent and have utilities transferred into your name no later than 14 days from your approval date. If you choose not to occupy the property for any reason, you will be in breach of the lease and will be responsible for damages resulting from that breach. These may include lost rent (until the property is re-rented or the end of the Minimum Term, whichever occurs first), advertising and marketing expenses, utility costs, yard maintenance, and any transportation costs until the property is re-rented.
LEASE SIGNING AND TAKING POSSESSION OF A PROPERTY
The security deposit (or alternative fees), administrative fee, and any applicable pet fees must be paid in full within 24 hours of your application being approved and accepting our lease offer. Your first month's rent will be prorated. The total move-in balance must be paid by cashier’s check, money order, or online through the Resident Portal no later than 3 days before your lease start date in order to receive your keys and take possession of the property. Additionally, you must submit proof that utilities have been transferred into your name at least 3 days before your lease start date.
